This hotel is located just outside Blackburn on wide green spaces. There is a nice drive in with lots of parking. The hotel rooms are modern with great bathrooms and 5 star facilities. The only downside is the service. It’s seriously understaffed. House keeping is really poor and the rooms are mostly unattended to daily. When the room was tidied it was basic of changing towels and wiping the bathroom floor dry. No hoovering, dusting or changing sheets for the 3 nights we stayed there. No one answered the calls to reception or spa and you pretty much had to walk back to get anything. Breakfast was good but again very short staffed and would take up-to an hour for the cooked breakfast to arrive. Tables weren’t cleaned after guests left so others had to keep waiting for a table.

Honestly I was very disappointed. Yes, the rooms and spa were nice along with a lovely lady on the front desk and the spa staff were also very nice. However, service and the food in the brasserie was just appalling. I ordered a fish and chips and while the fish was somewhat edible the chips were stale, reheated and raw on the inside??? I wanted to make a complaint about this but no staff even came to check on our table once throughout the meal. Not to mention it took 10 minutes for us to be seated and a further 15 minutes for someone to even take a simple drinks order which we had to actually call someone over to do. There seemed to be plenty of staff and the restaurant was quiet so there isn’t even an excuse for it there. It’s very clear the dining area is either in need of new staff or need to provide way better training as there are no excuses for this sort of poor service, especially at the price. Dinner was included in our stay and the value for money was horrific considering drinks was not even included in the £40pp, which we were not told after until after the meal. Being told this upon entry to the meal or upon ordering would have made for less confusion in the matter. Also I was charged for the breakfast we had in the morning which I had paid for in my package. I wish the dining was a better experience as it really let our whole stay down.

Went for a spa and afternoon tea. The spa was lovely although short on lockers and only 1 hairdryer. But would go again. The food in Fred's was fantastic unfortunately the service was not. The young girls serving didn't know what they were doing. There was no one managing, they needed training and supervision.

Room was absolutely beautiful - we stayed in the Manor House. Absolutely breathtaking. The grounds are wonderful and peaceful. Little things missed in the room: no spoons to use for tea/coffee, not enough milk given. Service did not reflect the type of establishment and environment you are trying to create. - rang for reception from the room, no answer / went to receptions and nobody was there - Our dinner order was wrong but was rectified. - Came for breakfast and the servers lacked confidence, did not greet customers properly - no ‘good morning, how are you etc’ - basic customer service. - The food / drinks were removed from breakfast at 9.50 although breakfast runs until 10am, found this quite unprofessional. Upon check out, we were waiting over 10 minutes for a a receptionist to arrive and accept our check out. We had to go into the restaurant twice to find out where the receptionist had gone - again, this service does not reflect the type of establishment you are classed as. Due to this, we would probably not return nor recommend even though the hotel rooms and grounds are absolutely stunning.

We received an extremely poor service during our booking on 20th September, which was meant to be a special occasion celebrating our wedding anniversary. We had booked well in advance on 4th August for a spa day consisting of: * A 2-hour thermal treatment starting at 10:00 am, * Followed by a 1-hour massage, * And finishing with afternoon tea. On the morning of our booking—just 1.5 hours before we were due to arrive—we received a phone call informing us that you were unable to honour the arrangements as booked. Instead, we were asked to have the massage first, then wait around for an hour before using the thermal baths. This was absolutely not what we had booked, nor what we wanted for such an important day. What made matters worse was that: * No alternative solutions were offered, as the spa was ‘fully booked’! * No compensation was suggested, * And there was no management on-site to discuss the situation with. As a result, we felt we had no choice but to cancel the booking altogether, which completely ruined our anniversary plans. “Disappointed” would be an understatement—we feel utterly let down by both the lack of professionalism and the complete disregard for our booking. We were advised that we now have to wait 8–10 days for a refund—adding further inconvenience and frustration to what was already a very disappointing experience. We had planned this day for weeks and had been very much looking forward to it. Never again will we be booking to go there!
